September 2026 Denver Market Update
I am writing this month’s Denver Market Update out on my back deck. I can hardly believe it, but there’s starting to be some yellow showing on the nearby trees and evenings and nights are starting to almost feel chilly. Fall is quickly approaching. In the fall, Denver’s real estate market typically sees a noticeable seasonal shift with buyers pausing their home search and homes for sale more or less sitting on the market. However, this year if you’ve been following our monthly Denver Market Update blogs, you’ll know that Denver’s market has not been following historical trends.
In fact, many Denver home sellers have had their homes on the market for most of the summer, and they are left wondering when Denver’s real estate season is going to arrive. So, with the summer months slower than usual, what does that mean for fall—which is historically a slower time of year? If the final month of the summer was any indication, Denver area home sellers might be in for an even softer market.
The most recent Denver area home stats from the Denver Metro Association of REALTORS® (DMAR) show that home values are down in August roughly 1.75%. Even more telling—the number of closed homes in August are down nearly 20%, while months of inventory is up nearly 20%. These numbers tell us that not only will Denver still experience a historical end of summer or fall slowdown, but it could be more drastic than previous years. This leaves industry experts and Denver homeowners and sellers asking one question—how much will we see the market conditions slide the last part of 2026?
Although there is no crystal ball that tells us what is coming, I believe it is safe to assume that the market is not going to simply rebound from the current downward pressure. The reality is, interest rates are not only remaining high, but pushing higher than we’ve seen in the last year. Many experts will tell you that high interest rates have been the cause for the struggling Denver area market. If this has any truth to it, then the current rates will only continue to add downward pressure on the market, causing homes to cost more by making the cost of borrowing higher
Sellers will need to understand that in the current Denver area market conditions, pricing your home correctly is more important than ever. Buyers have more choices than we’ve seen in years and can afford to be picky when making an offer. Simply loving a home will no longer be enough for them to decide whether to make an offer or not; they must see the value in the form of the right purchase price to justify taking on a mortgage at today’s higher interest rates. The strategy of pushing the home’s value is a losing strategy for today’s sellers. Being willing to accept that their home’s value is not as high as it used to be will help sellers price their homes correctly and set them up for the best chance of attracting a buyer and getting to the closing table.
For buyers, now could be a great time to be in the market, when many buyers are choosing to stay on the sideline. Sellers may be more willing to negotiate on the sales price, seller concessions or both to help attract a willing buyer. Lower purchase prices and seller concessions to help with a rate buydown could be enough to offset the higher interest rate your mortgage may carry. There’s a common saying when it comes to any appreciating asset—the time to buy is when no one else is, and the time to sell is when everyone else is buying. Today’s Denver real estate market conditions definitely fit this scenario with fewer and fewer buyers entering the market. Buying now could allow you to take advantage of a softer market to secure a lower purchase price and a higher seller concession to help offset higher interest rates.
