Secrets All Sellers Should Know

As most of us know, selling a Denver area home is not always easy because there are so many aspects involved. With nearly 20 years combined experience, TK Homes has learned some tricks to help reduce some of the stress and surprises for Denver home sellers. You are in luck  because we decided to share some “seller secrets” that will make selling your home go more smoothly and enjoyably.

You don’t need to feel obligated to stay for the photoshoot.

 

When sellers stay for their home’s photoshoot, it ends up being a game of which room can we be in so we are not in the photo that is being taken, and often, when we take our 3D tour shots, it is about hiding behind counters or in closets. Although an adult game of hide and seek may sound fun, it actually takes the photographer longer to complete the photoshoot because he will need to instruct us when he needs us to be out of the photo he is trying to take. Also, we don’t want to take up more of your time.

Get the Seller’s Property Disclosure completed ahead of time.

 

At TK Homes, we understand that it is important to disclose everything you know about your home. The Seller’s Property Disclosure is a protection for the seller and makes it less likely that you will get sued in the future if you write down everything you know on this disclosure. Completing the Seller’s Property Disclosure can be a time-consuming process. If you leave it until you are under contract, you may be under a time crunch to get it done. We recommended completing it and saving it and then having a TK Homes agent read over it before you sign it. This may not be apparent, but once it is signed, the contract is locked, and in order to add anything to it, we have to duplicate it and resend it to you. That can be an extra unnecessary step that can sometimes be a bit frustrating to sellers. There’s a lot that happens all at once when you go under contract;  having to rush to finish the Seller’s Property Disclosure doesn’t have to be one of those things.

Don’t burn a candle before showings.

 

Sometimes sellers think that burning a candle right before or during a showing is a great way to provide a “there’s no place like home smell” to make the buyers feel at home, or they burn a candle to cover up a smell—like smoke or pets. There are a couple reasons not to do this. First, sometimes smells can turn buyers off (including candles), or even more extreme, they may have allergies to certain scents. Second, some buyers will wonder what the candle smell is trying to cover up, even if it’s not burning to cover up a smell. Even though the smell may make you feel at home, it’s best not to burn a candle for showings.

Gather your Due Diligence Documents as soon as possible.

 

Gather them early, so you aren’t feeling stressed to provide these documents to the buyers when you are close to the deadline. Due Diligence Documents are items like manuals, warranties, paid receipts for work completed, etc. The best thing to do is to leave the paper copies of the Due Diligence Documents you have at the house during the buyer’s inspection and send your agent your electronic copies prior to being under contract. Your agent can redact (black out) your personal information before sharing any digital document with the buyer’s agent. Save yourself the trouble and order HOA documents
 through the title company if you have an HOA.

 

Gathering HOA documents can be very time consuming, and if you happen to miss any, as a seller, you are liable. Although there is a small fee to have the title company retrieve the HOA documents for your community, it is well worth the fee. Title companies actually have a special department dedicated to retrieving HOA, so they know what to look for, and this is a process they do every day, all day. By outsourcing this obligation as a seller, you will not only save yourself lots of time, but also reduce liability when providing HOA documents by allowing the title company to handle this task.

If you really want to do something to
make buyers feel at home, utilize this fun idea!

 

If you happen to have a chalkboard or a whiteboard in your home, write a special message to the buyers. We have seen multiple cute sayings, so you can be creative. Usually there is something like a to-do list, and on the list is something like— 1. Schedule Showing, 2. Fall in love with this house, 3. Make an offer, 4. Love your new home! It gets buyers talking, thinking about buying your home, and it is a nice touch! We can’t tell you how often buyers see messages like this and instantly light up, creating a genuinely positive impression of the home.

There are many aspects we can’t control, so do yourself a favor and follow some of the recommendations above to help your sale go as smoothly and with as little stress as possible.
