Home Sale Reviews—What to Expect

In the current market, houses that go on the market do not automatically just go under contract. It can take time. In April, the Denver Metro Association of Realtors reported there were 6,642 new listings, which is up nearly 11% from last month, and there were 4,339 pending sales, which is slightly down from last month. With fewer homes going under contract and more homes coming on the market, inventory levels are up over 17%, with more than 11,500 active homes for sale; this means many homes are taking much longer to sell. As we get closer to the summer, the days on market are expected to increase.

 

As mentioned, in this softer market, more homes are taking longer to go under contract, so at TK Homes, we feel it is important to give you an update on what is going on with your home and the homes in your area on a regular basis. We believe in great communication, and we don’t want to leave you wondering.

We will talk about showings—any showings that occurred within the week and feedback if we have received it; unfortunately, some agents do not always respond when we ask for feedback. Next, we will talk about any new active listings in your neighborhood and compare them to the condition of your home. We will also discuss comparable homes that went under contract or closed. The idea is to be aware of the competition and current market conditions. We will talk about your current list price and selling strategy to see if any adjustments need to be made. Of course, if we have seen a big change in the market, we will make you aware of that as well. This is also a good time to address any questions that you may have.
