According to a colleague I know, everyone knows eight to ten real estate agents. If I wasn’t a REALTOR®, my thought upon hearing that would be, “Wow, I have choices and lots of them!” At TK Homes, we know that you have choices, and as a team, we do a lot to make sure we go above and beyond for our clients and set ourselves apart from the other REALTORS® out there! You might wonder what is meant by that. Sometimes the best way to explain a concept is to give examples, so let’s dig in.
We always say that every transaction will have hiccups. Some hiccups are bigger than others. One thing we do at TK Homes is to minimize client stress in any way that we can. Sometimes there are things going on that we are negotiating about that we spare our clients the stress of. Sometimes the stresses can be big. For example, recently, when we were on the listing side, a buyer wanted to change the closing date due to not wanting to have a wire transfer at the title company all weekend with a Monday holiday. Amiably, our seller was willing to move up the closing to the Friday before. When we told the buyer’s agent, there was a threat of termination because the buyer wanted another closing date. We were able to get that worked out with the other agent without having to upset the seller with that information. Knowing the buyer was talking about terminating when our client was about to close on this property and needed the money for their new home would have been extremely stressful, and we were able to work hard and avoid getting them involved at all.
At TK Homes, we are good problem solvers. We get ahead of problems, and when we tell our clients about problems, we already have solutions for them. When presented with solutions, problems are manageable. We don’t focus on the problems, just the solutions. It is a very different perspective to have a solution ready. In the recent past, when on the sell side, we were presented with a long Inspection Objection list with multiple high-ticket items on it. Instead of calling the seller and listing all of the high-priced problems, we broke down the list and got to work. We had reputable companies we could call to give second opinions on the sewer and the supposed structural concerns. In the end, due to our getting second and third opinions, neither of these expensive items needed to be addressed.
We will go the extra mile with our service. It is unbelievable to me, but some agents say, when the transaction is closed, they are done. In every transaction, we follow up with our clients to see how things are going. In a recent transaction, we were on the buy side, and one item was to be completed after closing, which we got in writing to survive the contract. This item was not expected to be that big of a concern, thus our buyer decided to close. After closing, it turned into way more than expected, and it turned into a serious and concerning issue. We kept in communication with the buyers, we provided reputable vendors, we provided solutions, we helped get appointments scheduled, and even kept in touch with the listing agents who was overseas. We didn’t give up and stuck with it until the problem was solved, our buyer was happy, and the bill was paid as per the contract.
The situations above are just a few examples of how, at TK Homes, we go above and beyond for our clients. During a transaction, there are many things out of our control, but we have the skills, the ability, and the experience to do what it takes to make transactions as smooth as possible for our clients.
