It makes sense that everyone has their eye on the war in Iran because lives are being impacted and so is our economy, including the real estate market. Recently TK Homes wrote an article on mistakes buyers can make given the current market conditions, so to balance it out, this blog is about tips for Denver sellers.
One thing that sellers need to keep in mind in this market is that offers may come in under list price or asking for a seller concession, or both. It is important to understand the market so that if this does happen, as a seller, you are prepared and not surprised. Surprises in real estate are not usually good. Being prepared will help give you time to think about how you will respond before you receive an offer, so you can think through what you are willing to accept.
It is also important to discuss the potential for under list offers and seller concessions when you are pricing your home. If there is a certain price you are hoping to get for your home, pricing your home to be able to accommodate for the price you are hoping to get is definitely a strategy. Of course, the price you are listing your home for definitely needs to be reasonable and backed up by recent sales and the market conditions. As mentioned above, pricing your home correctly is very important in this type of market. Think of your motivation for selling. Do you need to get your home sold quickly? If so, it will need to be priced aggressively, or it will need to have something unique about it or have updates. If you are in a situation that you have more time or if you want to sell, but don’t need to sell, you may potentially be able to list your home higher and see if you can attract a buyer willing to pay more because you have time.
Another thing to consider ahead of time is that buyers are asking for more during inspections. It is a good idea to have your furnace and AC checked, cleaned and repaired, if needed. It may be helpful to know the condition and age of your roof to know what to expect. Buyers are having challenges getting insurance if a roof is 10 years or older. We will let you know whether a requested item is reasonable, and then, you can make an educated decision about how you would like to proceed. In general, a buyer would expect to buy a home with a functioning roof, furnace, AC unit (if advertised with one), water heater, main sewer, and a safe electrical system. As far as electrical panels go, they don’t need to be new, but a very old panel, like a Federal Pacific panel, that is known to catch on fire will most probably come up during inspection. Any water leaks will also be called out. Radon is another inspection item that is a health and safety concern that most buyers will want to have addressed. Items that are not typically realistic for sellers to address include lead-based paint mitigation, removal of popcorn ceilings, asbestos remediation, and cosmetic repairs.
