October 2026 Denver Market Update
Denver’s weather got the memo that residents were tired of the heat; September’s temperatures went from near record highs to feeling cold, especially in the evenings and early mornings. It wasn’t just Denver’s weather that cooled off in September. Denver’s real estate market continues its third consecutive month of values trending lower. However, unlike the temperatures, Denver’s housing market is not warming up after a cool night.
Historically Denver sees a pullback in the market late summer and early fall, so the current trend is not a huge surprise to real estate experts. What is a little more drastic this year than previous years is how much of a pullback we are experiencing. Many sellers are left wondering why there are no showings on their homes multiple weeks in a row and those that are getting showings are asking why their showings didn’t result in an offer. This is a common trend across the Denver metro area right now for sellers, and for the most part, it is happening across the board with all property types.
This current pullback has resulted in a 3.2% lower median closed price in just September, according to Denver Metro Association of Realtors (DMAR). If you add in the previous two months, Denver has seen a total downward trend of 6.5% since peak values in June. This leaves many wondering if the remainder of the year will erase any appreciation Denver homes experienced earlier in 2026. The fact is, according to DMAR’s monthly Denver market stats, the closed median sales price across Denver is up 1% today and the past 3 months we averaged over 2% lost value. If this trend continues, Denver’s homes may end the year being worth less than they were at the beginning of the year.
The big pullback is largely caused by two factors in my opinion. First, interest rates have been creeping up most of 2026 and have now reached highs that we haven’t seen in over a year. Higher interest rates create real affordability issues for buyers, causing many to take a step back and reconsider purchasing a home. Second, the war with Iran, which is in large part the reason for the higher interest rates, is causing a lot of uncertainty in the global and local economy. The high interest rates, combined with economic uncertainty, are causing buyers to take a pause and put buying a home on the back burner. Both of these trends are happening during a time of year that is historically slower, causing a larger pullback than we normally see and resulting in values trending downward at a faster pace than normal for this time of year.
For buyers, this could create a great opportunity to negotiate with sellers wanting to sell now before values come down further or that need to sell for whatever reason. When buyers have the upper hand, like in today’s market, they may be able to negotiate lower purchase prices and higher seller concessions for things like rate buydowns and to help go towards upgrades after closing. There’s an old saying:
“Buy when everyone else is scared, and sell when everyone else is buying.”

This saying certainly could be true for Denver homebuyers today, and those willing to jump into the market could position themselves to negotiate a great deal on a home at a price that hasn’t been seen in some time.
For sellers it’s a little trickier. There is lots of competition. That means that sellers have to make sure they are presenting their home as perfectly as they can. Most importantly, sellers have to be willing to understand that home values are down; they cannot list their home for the same price as the recent comps and expect it to sell. Sellers that are willing to price their homes aggressively in today’s market can still attract showings and buyers. However, if a seller thinks their home will be the exception and that it has held its value while everything else has come down, they will find themselves sitting on the market with thousands of other homes making the same mistake. Today’s sellers can sell their home, with a realistic valuation and solid marketing strategy.
Denver’s real estate market isn’t as fun to talk about today with values slipping.
