February Market Update 2026
The first month of 2026 is officially behind us, and based on the many conversations we’ve been having with Denver area homeowners and buyers, it seems everyone is wondering—what is going on with Denver’s real estate market?
Heading into 2026 Denver’s market was very slow with most homes for sale just sitting with little or no activity. Homes that did sell were typically selling for lower prices than previous homes sold nearby; the market was very soft. So, has this trend continued into 2026? Let’s dive into it!
The very first weekend of 2026 was very promising, with a handful of new eager buyers jumping into the Denver market and going under contract. In fact, at TK Homes, we might have seen more under contract homes after the first weekend in January than we did the entire month of January. This was very exciting to see and brought hope for many Denver home sellers and real estate experts alike. However, I wasn’t convinced whether this was going to be the new trend or just a small wave of buyers that were waiting for the holidays to be behind us to start looking for a home. The following weeks somewhat confirmed my suspicion.

The following weeks in January did not produce the feeding frenzy we saw that first weekend, confirming that first weekend was, in fact, a wave of buyers that had just been waiting for the holidays to be over. However, during the rest of the month, we did see continued activity greater than we saw in December. This was seen both with new homes coming on the market and homes going under contract. In fact, I am even aware of a handful of homes that were priced aggressively receiving multiple offers. Similar to the homes that received multiple offers in 2025, these homes often went under contract only a minimal amount over list prices, roughly $5,000 to $20,000 in the highest cases, but being on the lower end was more common.
This is positive news; nonetheless, it’s signaling that there is growing buyer demand and that homes that are priced correctly can attract multiple buyers and go under contract quickly. When these homes do sell for above their list price, we will start to see that much desired appreciation for the next homes coming on the market. This is what we would expect and hope to see this time of year.
It is early in the year yet, and there’s still time for more buyers to come into the market or time for more sellers to make the move to put their home on the market. Which party turns out in greater force during 2026 will ultimately help determine what type of year 2026 will be for Denver area home sellers and buyers.
