Agent on a Team—Does Size Matter?

When we are talking with Denver area home sellers and buyers, we are frequently compared to mega teams. Usually, a mega team is defined as a real state team that consists of at least five agents and often can have over 10. We have found that many Denver sellers and buyers tend to think that these mega teams are a better option for them—that bigger is better. However, this perception could be the opposite for your Denver home sale or purchase. Does team size matter? Let’s dive into this question as it relates to picking your Denver real estate agent.

 


Myth #1 »  Mega Teams Have More Experience
 

The first myth mega teams will tell a Denver area home seller or buyer is that a larger team means more experience. This is often explained by the combined number of years each agent has been on the team and the number of transactions they complete each year. These numbers sound impressive, but let’s dig into this deeper and compare them to TK Homes.

First, amongst all of our TK Homes team members combined, we have 26 years of experience. However, if this isn’t impressive enough, TK Homes works closely with some of the area’s top producing agents, some with over 30 years of individual experience. Any of these agents would answer if a TK Homes agent called them—anytime and all the time. With these resources alone, TK Homes offers a virtually unlimited number of years of experience to their Denver sellers and buyers.

Sure, TK Homes may not directly sell the same number of homes each year as many mega teams; however, the TK Homes For the Agent division of the company works with some of the top producing agents in the Denver area and on every single one of their transactions. Last year alone, TK Homes was directly involved in helping with over 100 transactions across the Denver metro area, and when an agent working with TK Homes has questions, needs a second opinion, needs coaching—who do they call? TK Homes. This means that TK Homes offers at least the same or possibly even more experience than many of these mega teams who say working with a smaller real estate team equals less experience. Myth #2 »  Smaller Teams Offer Less Availability

 

The second myth spread about mega teams is that by having more agents available, they offer more availability than a smaller team. Sure, it could be true that when working with a team of 10 agents you may get more availability, but then this directly contradicts myth 1. If you’re not working with the same agent throughout the transaction, are you truly getting access to the entire experience of the team, or just the experience of that team member you’re working with at the moment? If the agent you’re working with has no direct experience with your situation, are you really getting availability or just someone opening a door for you?

Myth #3 »  Mega Teams Offer Better Experience

 

The third and final myth mega teams promote is that they offer a better experience for their Denver home sellers and buyers. By having a team member that focuses on a specific period of the transaction, a Denver home seller or buyer will get a better overall experience with them than a smaller team could offer.
